Wakefield: Housing Lottery Launches for Units at White Plains Road

An affordable housing lottery has launched for units at 4435 White Plains Road, a seven-story, mixed-use building in the Wakefield section of The Bronx, as reported by YIMBY.

 

Designed by Marin Architects and developed by the Stagg Group, the structure yields 82 residential units. Available on NYC Housing Connect, the online portal for NYC Department of Housing, Preservation & Development (HPD) are 27 units for residents on 130 percent of the area median income (AMI), ranging in eligible income from $68,572 to $187,330.

According to HPD, amenities include an accessible entrance and elevator, pet-friendly policies, 24-hour surveillance, a shared laundry room, fitness center, community center, and parking. (Additional fees apply for parking.) Units come with air conditioning, energy-efficient appliances, and name-brand kitchen appliances, countertops, and finishes.

 

Tenants are responsible for electricity, including the stove. Heat and hot water are provided by the landlord.

At 130 percent of the AMI, there are 11 studios available with a monthly rent of $2,000 for residents on incomes ranging from $68,572 to $138,840; 15 one-bedroom units with a monthly rent of $2,150 for those on incomes ranging from $73,715 to $156,130; and one two-bedroom unit with a monthly rent of $2,500 for those earning incomes ranging from $78,858 to $187,330.

HPD representatives said prospective renters must meet income and household size requirements to apply for the apartments, and applications must be postmarked or submitted online no later than April 17, 2023. To request an application by mail, send a self-addressed envelope to 4435 White Plain Road Apartments c/o Front Door Management P.O. BOX 9, Purchase, NY 10577.

 

The area is connect by public transit via the 2 and 5 subways, and by the Bx16, Bx39, BxM11 buses.

The building is anticipated to receive a tax exemption through HPD’s 421a tax incentive program. No deposits or application fees apply.
