UPDATE Yonkers: Michigan Developer Gets $56.8M in Incentives to Build Affordable Housing for Low-Income Seniors

Michigan-based Verus Development, will receive a $56.8 million incentives package to facilitate the completion of a new, affordable, rental property for low-income seniors at 345 McLean Avenue in Yonkers, New York, as reported by YIMBY.

 

The 12-story building will feature 105 apartments in studio, one-bedroom and two-bedroom layouts, all reserved for seniors of 62 years and older with an income at or below 60 percent of the area median income, according to YIMBY.

 

Amenity spaces will include a community room equipped with computers, a library, recreational space, a shared laundry room, and bike storage. Residents will also have access to 53 parking spaces. Renderings show the structure featuring a straightforward massing and a façade composed of a mix of red brick and gray paneling.

 

“This exciting project will provide much-needed affordable housing for senior citizens while creating new construction jobs,” said Yonkers Mayor Mike Spano. “With a private investment of nearly $57 million, this development is an example of how the Yonkers IDA is working to help create new housing and jobs for our city’s economy.”

 

According to reporting by YIMBY, the incentives package was granted preliminary approval by the Yonkers Industrial Development Agency (IDA) earlier this month, and the developer specifically requested a 30-year property tax abatement.

YIMBY reports that the project is expected to create 125 construction jobs. Norwood News contacted Verus Development, located at 950 S. Old Woodward Ave, Suite 220,  Birmingham, MI 48009, to ask how prospective construction workers can apply for jobs at the site, and will update this story upon receipt of any feedback we receive.

 

We asked Empire State Development if, as part of the deal negotiations, there were any guarantees provided as regards the hiring of local workers. We posed the same question to Yonkers IDA and we also asked who owns the site on which the new development will be built, and when the RFP for the project was issued. We will update this story upon receipt of any responses we receive.

 

As previously reported, last year renderings were revealed for Yonkers’ new Miroza Tower, a 25-story, residential building to be located at 44 Hudson Street.

 

Additionally, as also reported, Lionsgate Studios debuted their new 500,000 sq. foot. production facility in downtown Yonkers in January 2022.
