Building applications have been filed with NYC Department of Buildings (DOB) for a new, 6-story, residential building at 2758 Creston Avenue in Kingsbridge Heights, The Bronx, as reported by YIMBY. Located between East 196th and East 197th Streets, the lot is closest to the Kingsbridge Road subway station, serviced by the B and D trains.

Andrea Gjini under 781-783 Elsmere Place is listed as the owner behind the applications. 781-783 Elsmere Place is based in the Crotona section of The Bronx.

The proposed 74-foot-tall development will yield 8,621 square feet designated for residential space. The building will yield 21 residential units, most likely rentals, based on the average unit scope of 410 square feet, according to YIMBY. The masonry-based structure will also have a 30-foot-long rear yard but no accessory parking.

Node Architecture Engineering Consulting PC is listed as the architect of record.

Demolition permits were filed in January 2022 for the existing, 3-story residential building on the site, and an estimated completion date has not yet been announced for the new building.
