Throggs Neck: Applications Filed with DOB for New 3-Story Building at 2670 Schurz Avenue

Construction applications have been filed with the New York City Department of Buildings (DOB) for the construction of a new, three-story, residential building at 2670 Schurz Avenue in the Throggs Neck section of the Bronx, as reported by YIMBY.

 

Located between Buttrick Avenue and Davis Avenue, the waterfront lot is within walking distance of Ferry Point Park. Peter Serpico of Vertical Community Development is listed as the owner behind the applications.

 

The proposed 26-foot-tall development will yield 18,098 square feet designated for residential space, according to YIMBY. The building will have 24 residential units, most likely rentals, based on the average unit scope of 754 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 36 enclosed parking spaces.

 

Manhattan-based Marin Architects is listed as the architect of record.

 

Demolition applications were already filed in August with DOB for a two-story residential building on the site. An estimated completion date has not yet been announced.
