Building applications have been sent to the NYC Department of Buildings for an eight-story mixed-use building at 1270 Boston Road in Morrisania, The Bronx, as reported by YIMBY, the architecture, construction, and real estate website on Monday, April 12.

 

Located between East 168th Street and East 169th Street, the interior lot is near the Freeman Street subway station, serviced by the 2 and 5 trains. Ting Zhang, under 1270 Boston Road LLC, is listed as the owner behind the applications.

 

The proposed 70-foot-tall development will yield 38,944 square feet, with 19,360 square feet designated for residential space, 5,476 square feet for community facility space, and 4,379 for commercial space. The building will have 26 residences, most likely rentals based on the average unit scope of 744 square feet. The concrete-based structure will also have a cellar, a 37-foot-long rear yard, and 22 enclosed parking spaces.

 

Chang Hwa Tan of Tan Architect is listed as the architect of record.

 

Demolition permits have not yet been filed, and an estimated completion date has not yet been announced.
