Belmont: HPD Launches Affordable Housing Lottery for Units at 2441 Crotona Ave, Deadline June 20

NYC Department of Housing Preservation & Development (HPD) has launched an affordable housing lottery for units at 2441 Crotona Avenue, a 7-story residential building in the Belmont section of The Bronx, as reported by YIMBY.

 

Designed by Marin Architect, and developed by Stagg Group, the structure yields 51 residential units. Available on NYC Housing Connect, HPD’s online platform, are 25 units for residents earning 130 percent of the area median income (AMI), ranging in eligible income from $75,395 to $215,150.

According to HPD, amenities include pet-friendly policies, 24-hour surveillance, an accessible entrance and elevator, a shared laundry room, a community center, and parking* (additional fees apply). Residential units also come with energy-efficient appliances, air conditioning, and hardwood floors. Tenants are responsible for electricity, including electric stove. Heat and hot water are provided by the landlord.

 

The complex is accessible via BX39, BX12, BX22, BX30, and BX17 buses. (HPD mentions the 4 train but it is not close to the 4 train. The Metro North train station at Fordham Plaza is situated to the location’s northwest and to the east are the 2 and 5 subway lines are available at the Pelham Parkway station but neither station is particularly close to the location.)

At 130 percent of the AMI, there are five studios with a monthly rental payment of $2,199 for incomes ranging from $75,395 to $138,840; 18 one-bedroom units with a monthly rental payment of $2,239 for incomes ranging from $76,766 to $156,130; a two-bedroom unit with a monthly rental payment of $2,566 for incomes ranging from $87,978 to $187,330; and a three-bedroom unit with a monthly rental payment of $3,200 for incomes ranging from $109,715 to $215,150.

Prospective renters must meet income and household size requirements to apply for the apartments, according to HPD, and applications must be postmarked or submitted online no later than June 20, 2023.

The building is anticipated to receive a tax exemption through HPD’s 421a tax incentive program.
