Bedford Park: Housing Lottery Launches for Units in Two-Building Complex, The Bronx Grove

An affordable housing lottery has launched for units at The Bronx Grove, two 11-story buildings located at 261 East 202nd Street and 207 East 203rd Street in the Bedford Park section of The Bronx, as reported by YIMBY.

 

Designed by Aufgang Architects and developed by Peter Fine, the structures yield 127 residential units. Available on NYC Housing Connect, the online portal of NYC Department of Housing, Preservation & Development (HPD) and NYC Housing Development Corporation (HDC) are 127 units for residents earing 30 to 80 percent of the area median income (AMI), ranging in eligible income from $0 to $132,400.

 

Amenities include a landscaped courtyard, 24/7 front desk security, elevators, computer room, resident teaching kitchen, a shared laundry room, and gyms. Residential units come with air conditioning and energy-efficient light fixtures and appliances. Tenants are responsible for electricity.

At 30 percent of the AMI, there are 32 units on offer with a monthly rent of $0 to $569, for those with incomes ranging from $0 to $43,230. At 40 percent of the AMI, there are 32 units available with a monthly rent of $0 to $809, for residents with incomes ranging from $0 to $57,640.

 

At 50 percent of the AMI, 32 units are on offer with a monthly rent of $683 to $1,205 for those with incomes ranging from $26,366 to $82,750, and at 70 percent of the AMI, there are 16 units available with a monthly rent of $1,003 to $1,760 for residents with incomes ranging from $37,338 to $115,850.

 

Meanwhile, at 80 percent of the AMI, there are 15 units on offer with a monthly rent of $1,163 to $2,037 for those with incomes ranging from $42,823 to $132,400.

 

Prospective renters must meet income and household size requirements to apply for these apartments, according to HPD, and applications must be postmarked or submitted online no later than April 11, 2023. To request an application by mail, send a self-addressed envelope to The Bronx Grove c/o K&G Upright, PO Box 1181, New York, NY 10039.

 

Designed by Aufgang Architects, the buildings will meet the standards of the ENERGY STAR Multifamily High-Rise Program and LEED Gold, according to HPD, and will be equipped with energy efficient light fixtures and appliances to reduce energy consumption and tenants’ utility costs.

Located near public transportation, medical, social service and educational facilities, the development will contribute to the overall revitalization efforts in Bedford Park, HPD officials said. No pets are allowed; only service animals. Additional information can be found at https://www.nyhousingsearch.gov/. The tenants will be responsible for electric and electric stove. Rent includes gas for heating and hot water.

 

The building is being constructed through HPD’s Supportive Housing Loan Program (SHLP) and the Low-Income Housing Tax Credit (LIHTC) Program and the Supportive Housing Opportunities Program (SHOP) of NYS Homes and Community Renewal (HCR). According to HPD, supportive housing is permanent, affordable housing with on-site support services to attend to the needs of the most vulnerable New Yorkers, including the formerly homeless and disabled.

 

Sixty percent of units in this project will be supportive housing set aside for formerly homeless individuals or families with special needs, who have been referred by city agencies. The remaining forty percent of units in the building will be for low-income households and units made available to the public through lottery. The units listed above are only those made available to the general public. No deposits or application fees apply. More information can also be found at https://www.cambahousingventures.org/.

 

According to HPD, five percent of units are being set aside for residents with mobility constraints, while 2 percent of units are being set aside for those with hearing and vision impairments. Preference for 50 percent of units will go to residents of the Bronx Community Board 7 and preference for 5 percent of units will go to New York City employees.
