Crotona: HPD Launches Affordable Housing Lottery for Units at 1818 Prospect Avenue

NYC Department of Housing Preservation & Development (HPD) has launched a housing lottery, described as affordable, for five units at 1818 Prospect Avenue, a 7-story, residential building in the Crotona section of The Bronx, as reported by YIMBY.

Developed by Moses Freund of The Vaja Group and designed by BTE Design Services, 1818 Prospect Avenue Apartments is a newly constructed building yielding 46 residential units.

Available on NYC Housing Connect, HPD’s online platform, are five units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $147,292 to $227,630.

According to YIMBY, residents will have access to a shared laundry room and garage, and units come with energy-efficient appliances, air conditioning, and high-speed internet. Tenants are responsible for electricity, including stove and heat, according to HPD, and rent includes gas and hot water.

Tenants may benefit from a garage but fees apply, according to HPD, and pets are allowed.

At 130 percent of the AMI, there are five 3-bedroom units available with a monthly rent of $4,296 for residents with incomes ranging from $147,292 to $227,630.

Prospective renters must meet income and household size requirements to apply for these apartments, according to HPD and applications must be postmarked or submitted online no later than Aug. 1, 2023.

To request an application by mail, applicants should send a self-addressed, stamped envelope to 1818 Prospect Avenue Apartments, C/O iAfford NY LLC, 141 Flushing Avenue Suite #1201A, Brooklyn, NY 11205.

The building is anticipated to receive a tax exemption through HPD’s 421a tax incentive program.
